He begins by listening to your ambitions and wishes, guiding, advising, and developing your ideas into physical architectural plans and construction documents, providing cost breakdown analysis, pursuing and obtaining necessary regulatory agency permits, and then building your project. This process is called design/build or design-build.
With a real estate development planning and building career spanning 30 years, and as past President of the Home Builder's Association and current Chairman of Governmental Affairs of the Home Builders of the Central Coast, Greg is knowledgeable, experienced and efficient in navigating through local entitlement and land development issues, and has long-term upstanding relationships with key officials and the staffs of local and state government agencies, Planning and Building departments, utility companies, engineering firms, as well as with talented and trusted subcontractors and craftsmen.

ADDITIONS/SECONDARY DWELLINGS & GUEST HOUSES/GARAGE SHOP ADDITIONS:
If you're thinking about a home addition, secondary dwelling unit/guest house or garage/shop, outdoor bbq/fireplace patio/living area, studio shed or other structural improvement idea, Greg offers no charge initial consultations about those too.
DESIGN/BUILD SEQUENCE OF EVENTS:
The next step following vacant land consultation moving forward with your proposed project is your opportunity to review a first draft Construction Agreement Proposal provided from GNCD with approximated costs delineated. Here you will see written estimates based on known information to assist you with your land purchase decision.
Once your escrow has been arranged, a Design/Build Consultation Agreement to work together moving the project forward is offered by GNCD. The Design/Build Consultation Agreement encompasses land use and engineering due diligence pre-escrow tasks and the creative collaborative design phase between you and Greg, through the formulation of physical plans.
Once finalized, architectural plans are put out to bid to GNCD's subcontractors and vendors in order to determine the specific costs of the project. A line-by-line Cost Breakdown is provided to you, where your financial decisions will be outlined and discussed with Greg, and any necessary adjustments are made.
Once this total tun-key package price for building your project has been assembled, a written Construction Agreement Proposal including all the specifications, allowances and terms is provided, together with the Final Cost Breakdown. Even at this point, the Construction Agreement Proposal can be further fine tuned as needed until you are completely comfortable and ready to go.
Once the Construction Agreement is finalized, and the Building Permit approvals are issued, construction and the thrill of watching your dream become real, begins...
