OUR APPROACH

Built on engineering. Proven over decades.

An engineer's approach to building on California's Central Coast for more than 30 years.

OUR STORY

Getting the difficult sites right the first time.

Greg Nester Homes began with an engineer's approach to problems most builders solve by trial and error. Trained as a civil and structural engineer, Greg Nester built a career on getting the difficult sites right the first time—steep hillsides, coastal exposure, and demanding view lots that require precision before a single foundation is poured.

Today, Greg Nester Homes and Greg Nester Construction & Development design and construct custom residences, plan and improve ranch and vineyard properties, and manage land development and construction projects across San Luis Obispo County. The work has changed scale over three decades. The standard hasn't: build it right, and build it to last.

HOW WE HELP

Start with the property. Then make the plan.

A defined, paid assessment helps identify the intended use, likely jurisdiction and approval path, practical site constraints, and preliminary scope and budget risks. If a project is a good fit, we can coordinate the next steps and develop a construction proposal. Specialist studies, design, permit fees, and agency decisions are addressed separately as needed.

BEFORE WE ESTIMATE

A useful first conversation covers:

01 / Property address, APN & permitting jurisdiction

02 / Intended use, zoning & acreage

03 / Access, water & wastewater

04 / Grading, drainage & existing permits

05 / Working budget & desired timing

County procedures discussed here generally apply to unincorporated SLO County property. For a city property, we first confirm the actual permitting jurisdiction.

EXPERIENCE & PERSPECTIVE

More than one kind of ground to cover.

Documented career materials describe work involving agricultural barns, metal storage buildings, ranch development, complex site coordination, and farm-support improvements, alongside residential building. Those records inform our experience; a combined historical project description is not a claim that every listed component was completed or is currently permitted.

The value of that background is practical judgment: understanding the property, bringing the right people into the conversation, and separating what is ready to build from what first needs investigation or approval.

ABOUT GREG NESTER

Born to build and race.

Greg Nester, founder of Greg Nester Homes

Greg Nester, Licensed General Contractor and civil/structural engineer

Greg Nester applies his race-champion mindset to the art and science of building. Born to build and race, he started early with Hot Wheels, graduated to tinker-toy high-rises and erector-set bridges, and by age seven was riding a Honda 50 on- and off-road. He moved on to Motocross, became a local legend in rural Oregon with his self-rebuilt ’56 Chevy truck, and eventually found his home as a winning professional Spec Corvette racer.

Formally educated in civil and structural engineering at the Oregon Institute of Technology, Greg analyzes property the way a driver reads a track: evaluate the conditions, solve for the forces at work, and execute with precision under pressure. He thinks in loads, spans, soils, and failure points, turning even difficult hillside and large estate projects into finely tuned systems rather than loose collections of parts.

His visual and spatial abilities let him “build” a home in his mind before a spade hits the dirt, understanding how volumes, light, and views will feel as you move through them—just as he anticipates a corner long before turn-in on a race lap.

ON THE TRACK

Race-bred thinking, applied to building.

Every project is treated like a championship run: careful planning, precise setup, and constant optimization from grading and foundation through framing and finish. Small adjustments that matter—site drainage, structural details, mechanical and electrical routing—are tuned with the same care Greg gives to tire pressures, alignment, and aero balance.

Jurisdiction matters: SLO County rules referenced on this site generally concern unincorporated County parcels. City properties require confirmation of the responsible permitting jurisdiction. Coastal and other site-specific requirements may differ.

Examples and strategy information are general only—not parcel-specific permit determinations, legal opinions, approval-date promises, or guarantees. All work is subject to site-specific review and applicable approvals.
