A master-planned working ranch: engineered grading and drainage, agricultural barns, vineyard, and a private railway, developed and built by Greg Nester Construction & Development.
The land as purchased
When the property was acquired in 2015 it was open, dry grazing land with scattered oaks, eroded drainages, and no supporting infrastructure.
The master plan
Every road, building, well, pond, utility line, and permit was mapped in a single master plan coordinated with SLO County, state agencies, and the Department of Fish & Wildlife.
Grading, roads & drainage
Greg engineered the grading, access roads, and drainage system: shaping the land, armoring swales, and building hand-laid stone headwalls and culverts so water is managed for decades.
Agricultural buildings & barns
Permitted agricultural barns and equipment buildings sized for the working ranch, with fire sprinklers, power, and water service planned into the master plan.
The vineyard
Vineyard blocks follow the contours of the land, served by new wells and agricultural water lines.
The Norgrove railway
A private narrow-gauge railway winds through the ranch, with a station house, a trestle bridge, tunnels, and engineered track grades.

The electrical station
Designed to read as a classic railway depot, the station house holds the ranch’s electrical service and serves as the railway’s boarding platform.
Farm support quarters
Two-story farm support quarters for the working ranch, with covered porches and board-and-batten siding to match the station and barns.
